NYC - Civic Center: 8 Spruce Street 8 Spruce Street, formerly the Beekman Tower, is a 76-story skyscraper (under construction here, as of 2010) developed by Forest City Ratner and designed by Frank Gehry. Slated to open in 2010, it will contain a public elementary school, owned by the Department of Education, as well as 903-units of luxury rentals, space for the ew York Downtown Hospital, and other street level retail.
